The Process

We’re here to support and guide you through your project, aiming to make the experience as smooth and enjoyable as possible. Every client and project is unique, so your requirements will be tailored specifically to you. To help structure this journey, the Royal Institute of British Architects (RIBA) provides a ‘Plan of Work’ – a framework used by architects and clients to break down the process into defined milestones. Our priority is understanding your needs and aspirations, allowing us to develop a bespoke scope of works that clearly outlines the process and our role at each stage.

This stage involves defining the your key objectives, exploring potential site and project options, and assessing whether the project is viable from financial, legal, and practical perspectives. No design work is done at this stage; instead, the focus is on understanding the big picture – why the project is needed and what it should achieve?
RIBA Stage 1 focuses on developing the project brief, confirming your requirements, and identifying key site constraints. It establishes initial project strategies, including budget, programme, sustainability, and procurement, providing a clear foundation before the design process starts.
Concept Design develops initial ideas into a clear proposal, exploring layouts, forms, and materials. It involves collaboration with consultants and engagement with local authorities to ensure the design meets your needs, planning requirements, and project objectives.
Most commonly known as the stage at which planning approval is sought, Stage 3 develops the concept design further by refining detailed plans, finalising materials and systems, and coordinating with consultants to ensure the design meets regulations and your requirements.
Stage 4 refines the design into a complete, detailed, and coordinated set of drawings, specifications, and technical information needed for construction.
This stage ensures the design complies with building regulations, planning conditions, and client requirements and facilitates tender to contractors.
Your project starts to become a reality! This stage involves managing the building process on-site, coordinating contractors, monitoring progress, quality, and cost, and ensuring the project is built according to the design, specifications, and regulations while addressing any issues that arise during construction.
Your project is complete! Stage 6 marks the end of construction and the project is handed over to you. It includes final inspections, resolving defects, providing documentation, and supporting you with aftercare to ensure a smooth transition into occupying and operating the completed building.
This stage begins after the building is occupied and reviews how it performs in use. It includes final inspections, contract closure after the defects period, post-occupancy evaluation, gathering your feedback, and providing maintenance support to ensure the building meets your ongoing needs.
